The Annual Percentage Rate (APR) is a broader measure of the cost of a mortgage because it includes the interest rate plus other costs such as broker fees, discount points and closing costs, expressed as a percentage. An Adjustable Rate Mortgage (ARM) is a loan that offers a lower introductory interest rate, but will adjust up or down to match changes in the current market interest rate after a certain length of time. This is a great loan option for buyers wanting a low introductory rate or who are planning to move within a certain number of years.
Mortgage points, also known as discount points, are fees paid directly to the lender at closing in exchange for a reduced interest rate. This is also called “buying down the rate,” which can lower your monthly mortgage payments. Each point is equal to 1% of your mortgage loan (or $1,000 for every $100,000). Essentially, paying points requires more funds at the time of closing but will result in lower monthly payments over the term of your loan.
